Furnace and AC Service in Reunion, Commerce City

Reunion's original builder systems are aging into their first big failures, all at once, street by street. We are ten minutes away and we know exactly what is in your mechanical room before we open the door.

Reunion started going vertical around 2002 and has been building ever since, which means the neighborhood is a perfect timeline of Front Range tract construction. The original phases near Reunion Park are now 20-plus years old, the mid-2010s phases are hitting their first out-of-warranty repairs, and the newest streets are still under builder coverage. Where your house sits on that timeline predicts what your furnace is about to do, and it is why we service Reunion so heavily from our Brighton base ten minutes up Tower Road.

The builder-grade equipment problem, honestly stated

Production builders install the least equipment that meets code, sized from a spreadsheet, installed at speed. In Reunion that typically meant a single-stage 80 percent furnace and a 13 SEER air conditioner, the same pairing repeated down the whole street. There is nothing wrong with that package when it is new. The catch is lifespan: builder-grade systems installed in the 2000s were built to a 12 to 15 year expectation, and the original Reunion phases are past it while the 2008 to 2014 phases are entering it now.

We see the pattern weekly: a house at year 13 starts eating a part a year. A capacitor this summer, an ignitor in November, a blower wheel in February. Each repair is individually reasonable, and that is the trap. If your Reunion home still runs its original equipment and it is past year 12, have the repair-versus-replace conversation before the February failure makes it for you. The full math, including the 5,000 rule we use, is on our furnace replacement page and AC replacement page.

The first replacement is your one big upgrade window

Here is the upside of owning a house at first-replacement age: this is the moment you get to fix everything the builder's spreadsheet got wrong, for the smallest marginal cost you will ever see. Rooms over the garage that never heat right, a master bedroom the AC cannot hold in July, a furnace you can hear from the kitchen. During a replacement we can correct duct restrictions, upsize returns, and step up to two-stage or variable-speed equipment that runs quieter and steadier than what the house came with. Doing that work standalone costs real money. Doing it while the system is already open costs a fraction, and high-efficiency equipment picks up utility rebates and the federal tax credit besides.

Reunion's newer phases came with better equipment, sometimes 92 percent furnaces where code pushed builders up, and if that is your house the calculus shifts toward maintain-and-keep. We will tell you which situation you are in before we quote anything.

What we get called to Reunion for most

A note on hail, since this is Reunion

Anyone who has lived in Reunion through a few springs knows the drill: the sky turns green, the sirens go, and the next week every roof on the street has a claims adjuster on it. Air conditioners take the same beating the roofs do. After a big hailstorm, look at your condenser's fins. Light denting is cosmetic, but matted, crushed fins choke the coil and shorten the unit's life. Condenser damage is often claimable alongside the roof, and we provide inspection documentation your adjuster can use. If the unit was already old, a hail claim can turn into the most affordable replacement you will ever do.

Reunion questions

My neighbors all seem to be replacing furnaces. Should I preemptively replace mine?

Not necessarily, but get it inspected. Same builder, same equipment, same install year means your street fails roughly together, and your neighbors are your early warning. If your original furnace checks out healthy, run it and budget. If it shows heat exchanger wear or a tired blower, replacing on your schedule in October beats replacing at emergency speed in January.

Do you service the newest phases still under builder warranty?

Yes, for maintenance and honest triage. If a problem should be a builder or manufacturer warranty claim, we tell you and point you at the right paperwork instead of billing you for covered work.

How fast can you get to Reunion?

Ten minutes from Brighton, and we usually have a truck between the two daily. Same-day for most calls between 8 am and 7 pm, with no-heat and no-cool calls at the front of the line. If a system dies overnight, our emergency help page covers how to get through to morning.
